Crown Estate, Princes Drive
We have successfully secured appeal approval for a prestigious residential redevelopment within the exclusive Crown Estate on Princes Drive, Oxshott Surrey. Working on behalf of private clients, our brief was to replace an existing detached property with two substantial, high-end detached dwellings tailored to this high-value location.
The project presented distinct planning challenges. Elmbridge Borough Council initially refused the application, raising objections regarding the tandem layout, plot width, and potential impacts on the area's spacious, verdant character and neighbouring living conditions.
In leading the appeal process, we meticulously demonstrated that the design fully respected the unique, low-density fabric of the estate. We successfully argued that the carefully considered scale, plot to garden ratios, and topography adjustments ensured the new homes would seamlessly integrate into the street scene without appearing cramped. Furthermore, we proved that the bespoke architectural layout and advanced boundary screening completely preserved the outlook and privacy of adjoining residents.
The Planning Inspector agreed with our comprehensive assessment, overturning the Council’s decision and allowing the appeal. This success highlights our expertise in navigating the appeal system and overturning complex refusals to deliver high-quality, policy-compliant development in highly protected, premium residential areas.
Despite challenges on this project, we were convinced that the scheme was policy compliant and we are delighted that the Planning Inspector agreed with our arguments.
