Land Promotion / Policy Representations

Do you have a site? We will promote it for inclusion in the Council’s development plan, providing certainty and unlocking its potential. We will also prepare local plan representations to influence future policy and how it affects your development needs.

Appeals / Expert Witness

Preparation and submission of planning appeals, including the provision of Expert Witness evidence at Public Inquiries. Our team is experienced in all aspects of appeal procedure from formal Counsel instruction to management of the overall process. 

Lawful Development Certificates

Obtaining a Lawful Development Certificate can give you piece of mind, and sometimes is the starting point for unlocking a site’s potential. Whether you have an existing unauthorised use of land, with or without structures or you are proposing a use of buildings or land that are exempt from requiring a full application, we are here to help. 

Project Management

We co-ordinate a team of consultants and will act as your main point of contact, managing the planning process from start to finish. We work closely with a range of consultants and can assist you in assembling the best team for your project.


At times we are engaged to resolve breaches of planning control. This can involve negotiations with the Council, the preparation of retrospective applications or enforcement appeals.

Proactive negotiation of legal agreements and ensuring the correct paperwork is submitted is an effective way of minimising your financial liability. 

Permitted Development

Not all development requires planning permission. Permitted development rights are notoriously complex and ever-changing and our team is highly experienced in this field
