Zesta are delighted to successfully secure full planning consent for three new residential apartments in Gloucester. Our client approached us with the aspiration of converting the property into residential apartments which followed the original permission secured in 2020 for an extension to an existing building to provide offices.

Located within a The Docks Conservation Area, Flood Zone 2/3 and surrounded by listed buildings, the site also faced multiple ecology and archaeology constraints. This was a challenging case that required careful consideration to ensure the design protected and enhanced the Conservation Area as well as sitting well within its context, including the established building line. Through proactive engagement with Council officers and communication with the wider project team, Zesta managed to overcome initial concerns with design and location within Flood Zone 2. Zesta argued that the proposals did not need to include a Sequential Test, given Gloucester city centre and Housing Zone location.

The overall planning balance was in favour of development and Zesta were able to persuade Officers that no Sequential Test was required and effectively secure planning permission for three new apartments in Gloucester city centre.

We are delighted confirm that we have secured planning permission for 3 exciting new apartments, with off street parking provision, at Gloucester Docks on behalf of private clients. The lucky residents of these apartments will have unrivalled views and access towards the Alney Island Nature Reserve, whilst also being a very short walking distance from the Docks and City Centre.
